Radon when you buy or sell a house in Canada
Radon does not make a house unsellable. It is measured, and above 200 Bq/m³ it is reduced with a permanent system. What complicates a sale is having no number when the buyer asks.
Before you list
A 91-day test takes three months. Starting before the listing leaves time to mitigate if the report is high. A 4-day test can cover a short closing. Present it as a screen, not as the year. Disclosure rules differ by province. This is not legal advice. Your realtor and your lawyer read the local form.
A house that already has a system
A running system is a repair, not a stain. The buyer should still run a long test after moving in, in the way they actually live. Retest.
The 4-day test is a first reading. The 91-day test is the length Health Canada uses to judge a full heating season. Both are $59 before tax. Shipping, the prepaid return, and the lab are included. Tax is extra. The PDF report is emailed within 2 business days after the lab receives the detector.
Above 200 Bq/m³, the fix is a fan that pulls soil gas from under the slab and exhausts it above the roof. Radon Gas is C-NRPP certified for testing and for mitigation, and ships kits across Canada. Start from the Canada test page.
